Complete Turnkey Projects

Turnkey interior projects

A turnkey project means you hand over the keys to an empty home and receive them back to a finished one. Design, materials, execution and handover sit under one contract and one team, so you are not managing a designer, a carpenter, an electrician and a painter separately. We take turnkey interior projects from the first measurement to the final walkthrough. You approve the design and the estimate, and our team coordinates every trade in the right order and reports progress along the way.

02Scope

What turnkey covers

A turnkey contract covers design and execution together. On the design side that means layouts, 3D views, material and finish selection, and drawings for every unit. On the execution side it covers civil and electrical work, plumbing, false ceilings and lighting, modular kitchen and wardrobes, furniture, painting, and any steel or glass works.

The point is accountability. When one team plans the project and builds it, a delay, a defect or a design question has one owner. You do not have to work out whose job it was, or carry messages between trades who have never met.

Turnkey is also easier to budget. The itemised estimate covers the whole scope, so you can see where the money goes and compare it with a package, which gives indicative starting prices for typical homes.

03Sequence

The order work happens in

A project goes in layers. Civil work and plumbing come first, then electrical conduits and wiring, then flooring and bathroom tiling. False ceilings follow, then carpentry and modular units, then painting. Light fittings, hardware, glass and soft furnishings are fitted last.

Getting this sequence right is most of the job. Painting before carpentry means repainting. Fixing flooring before the heavy work means damaged tiles. A single team can schedule trades so each starts when the previous one finishes, and it can fix the dependencies before they become delays.

We agree a timeline upfront, track it through each stage and share regular updates from site, so you know where the project stands without having to visit every day.

04Quality

Quality checks along the way

Work is checked at each stage: after civil work, after carpentry and before handover. The reason is simple. A level error in a floor, a missing power point or a misaligned shutter is easy to fix while the work is open, and costly once the next trade has covered it.

Materials are chosen for durability as well as appearance, and we explain what each choice means for upkeep. Samples are shown before anything is ordered, so you see the finish and colour in your own light.

At handover we walk through every room with you. Doors, drawers, lights, taps and switches are tested, and the home is cleaned before the keys are returned.

05Before you start

What to think about before you sign

Decide your priorities early. List the rooms that matter most, the things you cannot compromise on, and where you are happy to keep things simple. A clear brief makes the estimate more accurate and the changes fewer.

Check your society's rules about working hours, deposits, lift use and debris, and tell us your possession or move-in date. We plan the schedule against both.

Read the scope and the estimate line by line, from us or from anyone else. Compare what each includes: the board grade, hardware, number of coats, civil work, electrical points and cleaning. A lower number often leaves something out, which comes back later as an extra.

09FAQ

Complete Turnkey Projects: your questions

What does turnkey interior include?

Design, materials and execution for the whole scope under one contract: layouts, 3D views, civil and electrical work, ceilings, kitchen and wardrobes, furniture, painting and finishing, then cleaning and handover. We list exactly what is covered in the estimate.

What is the difference between turnkey and hiring contractors separately?

With separate contractors you coordinate the trades, check each other's work and chase delays yourself. In a turnkey project one team plans, schedules and builds, so there is one point of responsibility.

Can I choose only some services under a turnkey contract?

Yes. A turnkey scope can be the full home or selected rooms and services. We price the scope you choose and keep optional items separate.

Can I make changes after the design is approved?

Small changes are possible, and we tell you what each one does to cost and time before you decide. Changes after production or on-site work has begun cost more, which is why we ask you to review the 3D views and samples carefully.

How is turnkey priced?

You receive an itemised estimate for the agreed scope before work begins, with no hidden costs. For indicative starting prices on typical homes, see our packages page.

How long does a turnkey project take?

It depends on the size of the home, the civil work and the finishes chosen. We agree a fixed timeline upfront and track it through every stage, with regular updates from site.

Do I need to be on site during the work?

No. You approve designs and selections, and we share regular site updates. You are welcome to visit whenever you like, and we do a full walkthrough with you at handover.

Do you handle society permissions and approvals?

Your society sets the rules and gives the permission, as the home owner or occupant. Share the rules with us at the start, and we plan the schedule, working hours and debris disposal around them.
